Terms of service

Last updated November 3, 2026

CadVu is a brand (assumed name) operated by Sand Animus Properties LLC, a Texas limited liability company. These terms are an agreement between you and Sand Animus Properties LLC (“CadVu”, “we”, “us”) for the use of CadVu: the office software, the title company portal, the client pages, the firm websites it hosts, the mobile crew app and its connections for software and AI agents. By creating an account, accepting an invitation or using CadVu you accept these terms on behalf of yourself and the company you act for. Our privacy policy explains how we handle information.

What CadVu is, and is not

CadVu provides software and an interface for ordering and booking land surveys. It is not a surveying firm. CadVu does not perform surveys, does not make boundary determinations and does not supervise or check a firm’s professional work.

  • Every survey ordered through CadVu is provided by the surveying firm that accepts it, under the responsible charge of that firm’s Registered Professional Land Surveyor (RPLS) and the rules of the Texas Board of Professional Engineers and Land Surveyors.
  • The firm and its RPLS alone are responsible for the survey: its accuracy, the fieldwork, safety on the property and the professional responsibility for the result.
  • Title companies and clients contract with the firm for the survey and deal with the firm about its price, schedule, delivery and any problem with it. CadVu is not a party to that contract.

Accounts

  • Give accurate information about yourself and your company, and keep it current.
  • Each person signs in with their own login. Keep your password private. You are responsible for what is done with your account and for the people your company invites; remove access when someone leaves.
  • A surveying firm’s account goes live once its one-time website setup fee is paid. CadVu is for licensed land-surveying firms; we may decline or close a registration that is not one.
  • Title company accounts are free and need no approval.

Surveying firms

  • You set your prices, services, service area and terms with your clients, and you are responsible for the surveying services you provide and for the information you publish on your CadVu website.
  • Quotes are worked out from your own price list. An estimate becomes binding only when your office approves it.

Fees, billing and cancellation

There is no monthly subscription. A surveying firm pays CadVu only the following:

  • Website setup fee: $1,500 once, before the account goes live (the amount is shown before you pay).
  • Jobs that come to you through CadVu (quotes and bookings on your CadVu website, and requests from title companies on CadVu): 10% of the job’s final price.
  • Jobs you enter yourself (from your office, imports or your own software): 5% of the final price.
  • Usage CadVu pays for on your behalf (such as AI document reading, text messages and county documents bought on the CadVu account), at cost.
  • When a fee is counted: once, when the job is delivered. Cancelled jobs are not charged.
  • When you are billed: on the 1st of each month (Texas time), the previous month’s fees and usage become one invoice, which you can see in your office. It is charged automatically to the card you keep on file. If there is no card on file, the invoice waits until one is added. A charge that fails is tried again on the following days, up to 4 attempts, and then we contact you.
  • Renewal: your account continues month to month until you close it. There is nothing to renew, and each month is billed only for what happened in it.
  • Free period: a new firm uses CadVu free for its first 30 days after its website setup is paid, and a firm may be given a longer free period. During it, the fees on jobs you enter yourself and your usage are not charged; the fee on jobs that come to you through CadVu is. Surveyors invited by a title company to answer its requests use CadVu free.
  • Cancellation: you can close your account at any time from your settings. Fees for jobs delivered and usage before you close are still invoiced on the next 1st; nothing is charged after that.
  • Refunds: the setup fee and fees for delivered jobs are not refunded, except when we charged you in error. When we did, we refund the difference to the card that paid.
  • Billing errors and disputes: if you think an invoice is wrong, tell us within 60 days of the invoice date (reply to any email you received from CadVu). We will look at it and correct any error. Please raise it with us before you dispute the charge with your card issuer.
  • Unpaid invoices: if an invoice stays unpaid, we may suspend the account after notice. Your data is kept and you can still export it.
  • Fees are in US dollars. A change to a fee applies only to jobs delivered after the change.

Payments and payment processors

  • Payments on CadVu are processed by outside payment processors, Stripe (cards) and PayPal, under their own terms. We never see or store full card numbers; we keep only the card’s brand, last four digits and expiry date to show which card is on file.
  • Currency conversion, the processor’s fees, chargebacks and the timing of payouts and transfers follow the processor’s terms. We are not responsible for a processor’s delays or decisions.
  • Booking deposits on a firm’s website: when a firm’s CadVu website asks for a booking deposit, it is 10% of the price, paid to CadVu by card or PayPal, and the amount is shown before you pay. Booking deposits are not being taken at the moment. The booking deposit is CadVu’s fee for the booking. It is not refunded, including when the order is cancelled or its price goes down, and the firm cannot refund it. If the price goes up after booking, the client is asked for 10% of the increase. The rest of the price is between the client and the firm. Jobs booked this way are not charged another fee.
  • Chargebacks: if a client disputes a card payment with their bank, the processor and the card network decide it. We answer disputes of the booking deposit ourselves. When a payment made to a firm through CadVu is disputed, the disputed amount is held from the firm until the dispute closes, and if the dispute is lost, the loss is the firm’s. PayPal disputes are handled in PayPal.

Title companies

  • The prices shown when you compare surveyors are each firm’s own prices for that property, worked out from the county record. A price shown as a range is confirmed by the firm after it reviews the property, and you approve the confirmed price before work starts.
  • A request you send is an order to that surveying firm. Billing, delivery dates and the survey itself are between you and the firm; by default a new firm bills at closing.
  • A request sent to several firms goes to the first firm that accepts it; the others are cancelled for them.

Public records and maps

CadVu reads public appraisal district records, county records, county maps and FEMA flood maps to find a property and price a survey. These sources are informational, can be out of date or wrong, and are not a survey. Firms verify them as part of their professional work.

Acceptable use

Do not use CadVu to:

  • do anything illegal, or help someone else do it;
  • send unsolicited messages, or upload malicious files;
  • access another company’s data or account, or any part of CadVu you were not given access to;
  • scrape, crawl or copy the directory, prices, county records or other data in bulk, by robot or by hand;
  • reverse engineer, decompile or copy the software, except where the law allows it despite this rule;
  • use the CadVu programming interfaces other than as documented, with a token issued to you;
  • get around usage limits, security measures or fees;
  • share a login, or let someone use your account in your place;
  • pretend to be another person, firm or surveyor; or
  • overload or interfere with the service.

We may suspend or close an account that does.

Your data

  • Your company’s data stays yours. We use it to run the service for you, as the privacy policy describes, and we keep each firm’s data separate from every other firm’s.
  • Information on an order is shared with the parties to that order (the firm, the title company, the client) as the order requires.
  • When a firm closes its account it can export its data. The data is deleted after the closing period shown at the time of closing (at least 30 days).

Availability and changes

We work to keep CadVu available and its data backed up, and we publish its state on our status page. We do not guarantee any level of uptime. We may change or improve features. We will tell account holders by email before a change to these terms that affects them, and continuing to use CadVu after that means you accept the change.

Ending your use

You can stop using CadVu at any time; a firm can close its account from its settings. We may end an account for a serious or repeated breach of these terms, after notice where possible.

No warranties

CadVu is provided “as is” and “as available”. To the extent the law allows, we disclaim all warranties, express or implied, including the implied warranties of merchantability, fitness for a particular purpose and non-infringement. We do not promise that CadVu will be uninterrupted, timely or free of errors, or that prices, public records or other information in it are correct.

Limits on our liability

  • To the extent the law allows, we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost revenue, lost or damaged data, or downtime, even if we were told they were possible.
  • Our total liability for all claims about CadVu is limited to the amounts you paid CadVu in the twelve months before the claim.
  • We are not liable for a survey or for a firm’s professional work, which are the firm’s responsibility.
  • Nothing in these terms limits liability that cannot be limited by law.

Governing law and venue

These terms, and any dispute about them or about CadVu, are governed by the laws of the State of Texas, without regard to its conflict-of-law rules. Any such dispute must be brought only in the state or federal courts located in Dallas County, Texas, and you and we agree to the jurisdiction of those courts.
